Property market set to see spring uplift, says local expert

Local property expert and owner of X-Press Legal Services West and South Yorkshire predicts the region’s property market will see a spring uplift from next month.

X-Press Legal Services has seen a 47 per cent increase in product orders from conveyancing professionals across England and Wales since December. Helen Foster believes this is a clear indication of green shoots within the property market:

“I predicted at the beginning of the year that there would be plenty of market movement to keep conveyancers busy and that remains the case as we head into spring,” commented Helen. “Property prices picked up in February, perhaps in response to reductions in mortgage rates, and I fully expect to see the usual spring surge in property transactions across the region.

“However, changes to legislation within the conveyancing sector means the buying and selling process is currently very complex behind the scenes. In many instances this is having a knock-on effect on the time it takes to complete a property transaction. I would urge those hoping for a summer move this year, to get started now in anticipation of transactions perhaps taking longer than usual.

“I would also recommend anyone looking to buy or sell a home instructs local conveyancers or legal firms. There are so many benefits to regional companies, not only do they have a hyper-local understanding of our local property market, but they can also provide clients with vital insights into physical and environmental factors within our region which can impact on property transactions. For example, here in Yorkshire, there are significant issues with coal mining and our system will always highlight this issue for your property transaction. There is no substitute for that level of insight which, coupled with friendly local teams, makes the overall experience of home buying and selling so much more enjoyable for everyone involved.”
